I am sorry life has thrown you a curve. It isn't the absolute best time to sell your home. The next few months will likely be extremely stressful for everyone in your family. You will get advice from everyone from your mail person to the dry cleaner.

Watching the evening news will not only make you want to scream, but may cause nightmares. Turn it off. The reporter from Whatever City, Whatever State, isn't likely a local expert.

It is time to channel your inner Martha Stewart. Your home is now a product you MUST sell. Tell yourself that everyday. It isn't easy, but it is an absolute must. Your PRODUCT must appear better than all the others at a similar price.

Buyers from all sales industries are now comparison shoppers to the extreme. So you must take NOTHING for granted. Wash, iron, disinfect, organize, polish, REMOVE with a vengeance.

If you have children, involve them in the process. Give them specific duties, they will gain ownership rather than resentment.

If you have pets, good luck.

No seriously, if you are one of those pet owners that is POSITIVE your home has no pet odor, think again. I have a dog, I consider myself to be immaculate with him; however, I am not a fool. It is time for Sparky, Fuzzy, Spot, and Princess to go on vacation.

Call your parents, NOW.

You can and will survive. Will you sell your home? If you partner with an expert. If you join forces with a Realtor who is more of a listing agent than an inventory agent. Interview Realtors, you will be amazed at the level of professionalism.

Realtors are THE ONLY ONES that know your local market. They can give you advice and direction that will be invaluable to your transaction.

Great Tips for Sellers to put their Stuff AWAY!

stand out on the real estate marketAccording to a 2008 real estate trends report, more than 80% of all home buyers start their property search on the Internet. After narrowing down the tens of thousands of possibilities based on price range, location and number of rooms, the next thing prospective buyers look at are the photos.

First impressions are especially important in a slow real estate market, so real estate agents are more concerned than ever before that their listings’ photos stand out and attract showings.

It's not only how well the shots are lit and whether they're straight and in focus, the content of the shots is critical too.

When you’re photographing a listing for MLS and your website, consider the following tips to ensure your photos make a good enough impression to have a prospective home buyer click your ‘contact’ link:

Foyer, kitchen and dining room shots: Make sure the entry way looks clear and that all shoes and coats are out of sight. Clear papers and other clutter from table tops and counters, ensure dishes are put away and remove rags and towels from faucets and ovens. Do a quick sweep of the front of the fridge. All those magnets and photos can be a real distraction in a kitchen photo. Any collections on top of the cabinets should be removed at least for the photo and preferably for the entire time the house is on the market. Last but not least, if your coat is hanging on the back of a chair, move it before taking your picture.

Living room shots: Turn off the television or this will end up being the focal point of your photograph! Ensure that art and lampshades are hanging straight and pick up any piles of books and magazines from the floor or coffee table. Remove family photos, clear clutter from the tops of mantles and pianos, pick up any toys and look at the room through your camera’s viewfinder before taking the photo. If you see anything overly distracting in the shot, remove it before you take the picture.

Bedroom shots: Make sure the beds are neatly made and there are no piles of laundry sitting around. Where there’s a dust ruffle on the bed, make sure the bottom edge of it meets, and is parallel with, the floor.

Bathroom shots: Don’t take a photo of a toilet with its lid open. Remove toothbrushes and other personal things from the counter. Make sure towels are hung neatly and don’t keep the shower curtain wide open. Also take care to not photograph your reflection in the bathroom mirror.

Other tips for better digital photos: Use a wide angle lens to capture more of the room in a shot. Try not to move after you’ve focused. Don’t shoot towards a window, or everything in the picture will be too dark. Experiment by taking pictures at different resolutions, with and without flash and with lights on and off.

If you are reluctant to rearrange your client's possessions to get the best shots, consider having them present while you're shooting the rooms to be able to direct them to make the necessary changes for you.


To make an even bigger impact on buyers by increasing the emotional appeal of your listings, consider the services of a professional home stager. They will attend to all these details, arrange flowers for photography, and can even be present during your shoot to ensure everything is in perfect shape.

Motivated Seller? Don't Take Your Home off the Market during the Holidays! Lake Norman Real Estate

During the winter months when the showings decrease and not as many buyers are looking at real estate, I have Clients ask me, "should I take the home off the market until spring?" I say NO, not if you are motivated and your home is priced effectively.

  Some of thlake norman home wintere many reasons homes get shown less during the winter:

•1.       School is in season. Parents don't want to move until end of school year in June.

•2.       Winter snow, cold. Moving is tough when it's freezing and there is ice on the ground. Buyers aren't usually looking in the cold unless they have to relocate for work, etc.

•3.       There are many less homes on the market. Less to choose from.

With that being said, the homes that ARE on the market during these times are better off for these reasons:

•·         Corporate Relocations happen all year long. Companies like Wachovia, Lowes, Nascar, Coca-Cola, Rubbermaid, Bank of America, and more are relocating executives all the time. Unfortunately in winter, employees have a small time window to select a house and move.

•·         Middle of January into February is when new listings start to spike up in volume. Why wait and list after everyone else is on the market?

•·         Other homes take themselves off the market so there will be less competition to view. Stand out from the crowd!

•·         Visitors coming to the Lake Norman area are here to see relatives during the holidays and sometimes get "talked into" moving here by the relatives. Or they get bored sitting in the house and go "previewing" and find a home they can't live without! I think visitors are amazed at how much lower our taxes are and how much more you can get for your money here in a custom-built home.

•·         Better offers. Buyers who have to move in the winter, NEED to move during the winter. Usually the offers look more appealing because the buyer has no time to waste.

So, listen, don't take your home off the market unless you are being unreasonable about price! There is a buyer for every seller out there!
