Lake Norman and Charlotte Real Estate Stats - July 2009

  • There are over 28,000 active listings in the entire Charlotte area, including Lake Norman
  • Only 2,223 of those residential listings sold and closed in July.
  • 102 residential homes sold/closed in July in area 13 (Lake Norman)
  • The average and median prices of the homes closed ranged from 148K-299K
  • There are over 11,000 Multi-family, commercial, lots/acreage listings in the same area
  • Only 70 of the lot/land, commercial, multi-family sold and closed in July.
It looks like will still have a ton of inventory on the market. I feel it in my gut as well as looking at these numbers because I have been showing homes to buyers the last couple months, and there is just so much to see! Try looking at 16 homes in one day on Lake Norman and you'll see what I mean!

I also feel business picking up and it shows. We had almost as many pendings and closed together as we had new listings in July, so the hopefully we are on a trend to lower inventory before the winter market.

I have travelled around this lake several times a month and I can honestly say, I feel that sellers are more serious than they have been the last 18 months. My opinion? For buyers: Now is the time to really get a bargain since I feel sellers have been very negotiable and creative with their counters.

Hi Sandy, I know what you mean about showing a lot of properties to buyers.  I recently showed 20 in one day...a new record:)  I hope our inventory is coming down!

Sandy I have a second home on the lake in Denver in a Community called Webbs Chapel Cove...our neighborhood is taking a hit but found your stats helpful...looking forward to reading more...make it a great day!
