Why are you showing my listing when they CAN'T afford it???!!!

So the story goes.

Realtor shows house to buyer client, client loves house, client lowballs (seriously lowballs) an offer, seller rejects and counters, offering closing costs if they'll be realistic. 1 week goes by, Realtor shows house to same client AGAIN, buyer make another (little better) lowball offer. Seller says X marks the spot and don't bother me with ridiculous offers when we're getting showings and 2nd showings out the wazzoo!

Today 4 days later. Realtor calls AGAIN. Seller still lowballing close to 30K. Now this is a moderately priced home folks-192K not the 3-500K where we get these ridiculous lowballs regularly. Last time, seller told me not to bother him with this buyer if they didn't meet X amount. Oh yes, I'll still call and really tick him off with this last offer. Have had two second showings this week and expecting a real offer tomorrow.

Why do Realtors take their clients into homes that are overpriced for their budget? Are they not doing their jobs of determining their client's comfotable monthly payments and staying within that boundary. Are they just wasting sellers and their buyers time by just "hoping" someone might take their client's lowball? It's very frustrating to the sellers and makes it so hard for us REALTORS knowing that we still have to have that conversation with our seller and present all offers: So here are the rules according to me- LOL

1. Comfortable monthly payment- I mean really, don't you have folks all the time who want to see homes and think they're qualified at a certain amount and their monthly comfort zone is significantly lower??? This is a crucial point. And then don't send them listings in the ranges higher than that zone! It' gets their hopes pinned on buying something they clearly cannot afford.

2. Talk realistically. It's not like there aren't 1.5 gajillion homes on the market. I'm sure there is one that fits their needs and their pocketbooks. Again looking at those higher homes is a waste of time for everyone unless it is an REO and MAYBE you'll have a shot.

3. Don't tell the Selling Realtor that you don't believe the home will "comp" out. Any good Realtor will run the CMA before pricing it so coming in at that standpoint makes it seem as if you think the selling agent is just pulling a price tag out of the hat (and I"m not thank you). That's very rude in my humble opinion.

I'd love to hear if you guys in other markets are experiencing this craziness and if you agree with the "Rules of Engagement"

How To Fail In Real Estate & Take Your Clients Down With You.....

Here are 10 ways you can find yourself out of business within 12 months. There are many others, but these are on my mind as of today, Sunday.

1. Use your commission as a tool to get more clients. When you buy your clients you send the message that you may not be as valuable as the competitors. This "reaching" tactic demonstrates you very likely have less $ to grow your business for both you and your clients. After you pay for costs of doing business & taxes you'll find yourself with very little revenue to build your future on.

2. Ignore social media, online prospecting, technology, extra education & making virtual "buddies." Every one of these ingredients are how today's real "Top Producers" are making a living and putting food on the table. A good mix of traditional methods swirled with today's practices create the best opportunity for Realtor success.

3. Real Estate is not a job, it's a career and 7 day a week dedication. If you choose not to work on the weekends, so be it. That's your choice. Your sellers however, are getting the shaft if you ignore calls, delay the presentation of offers, or brush off emails until Monday. We all deserve time off, but your sellers DEMAND 7 day a week attention. Even if it's a quick phone call or follow-up about an offer.

4. The yes man rarely makes a decent income in this business. Buyers & Sellers don't hire you to agree with all that they say. If that was the case, they wouldn't need representation. If you don't have a backbone or lack confidence then you'll find yourself frustrated, pissed off and broke. You'll more likely blame the economy, market conditions or you bad back for your lack of income.

5. Take advice from failures, low producers and burned out Realtors. This is sorta like getting advice from divorced people on how to have a "happy marriage." If they practiced what they preached, they'd still be married.

6. Fall in love with yourself. Buyer's & potential sellers have very little interest IF ANY about your face & how many different ways you can plaster it on magazines, billboards, grocery carts and even fliers. Consumers want information, substance, depth & somebody that has more than a pretty face or creative pose.

7. Avoid hanging around people who do nothing but "talk about real estate." Instead circle yourself with people that actually help consumers buy & sell homes. Everybody and their brother wants to be a coach, Team Leader, Power Be Like Me Guy or something else that has NOTHING to do with the grind of what we do everyday.

8. Over obsess with social media and you'll find yourself at the top of all GOOGLE search engines with no listings and not a single worthy buyer. You'll do this because you became too involved with Twitter, Facebook and even Active Rain.

9. Know when to say when. Nothing screams "rookie" more than the agent who doesn't know when to keep his or her mouth shut. The consumer might just assume you know what you're doing until you "talk" them into thinking something else. Ask your broker, mentor, buddy or ANYONE before you show your entire ASS to your most important asset, your clients.

10. You never know it all. If you don't practice humbly, the business will force it upon you. Fly beneath the radar and respect the process at all times. Treat every transaction as genuine as possible.

Home Improvement Tax Benefits, 2010

Tell your clients, going green pays and saves. According to a study by the Joint Center for Housing Studies of Harvard University, for every dollar decrease in annual home energy expenditures, house values increase between $11.63 and $20.73.

Also I found out that going green can lower the tax bill. New federal tax credits are now available for green home improvements on a principal residence. Qualifying modifications must meet a certain energy efficiency level to be eligible for the credit.

The credits are available for improvements purchased and in service from January 1, 2009, through December 31, 2010. The amount of the credit is deducted from any income taxes the homeowner may owe. The credit is nonrefundable, allowing taxpayers to lower their tax liability to zero, but not below zero.

Tax credits are available at 30% of the cost, up to $1,500, in 2009 through December 31, 2010 (for existing homes only) for:

Windows and Doors

Insulation

Roofs (Metal and Asphalt)

Heating, Ventilating, and Air Conditioning (HVAC)

Water Heaters (non-solar)

Biomass Stoves

Tax credits are available at 30% of the cost, with no upper limit through December 31, 2016 (for existing homes and new construction) for:

Geothermal Heat Pumps

Solar Panels

Solar Water Heaters

Small Wind Energy Systems

Fuel Cells

Make sure you tell your clients to purchase products that come with a Manufacturer Certification Statement - a statement from the manufacturer that indicates the product qualifies for the tax credit. For record keeping, advise that homeowners retain all receipts.

It wasn’t that long ago, just 50-60 years or so, that there were doctors on television promoting cigarette smoking. The video below is a t.v. commercial that ran in 1949. The spokesperson boldly states that “doctors in all branches of medicine and doctors from all parts of the country prefer Camel…”

An online resource of tobacco facts states:

“About 10 million people in the United States have died from causes attributed to smoking since the first Surgeon General's report on smoking and health in 1964--2 million of these deaths were the result of lung cancer alone.”

Yet, there are millions of people that continue to smoke.

Is it any wonder then that whenever we discover something new or better many of us search for reasons to hold on to the old. We enjoy our way of life and we resist change even when we know it may harm us or cost us in some way.

Now fast-forward to 2009 and consider the features and benefits of green homes. We now know that there are countless harmful toxins and pollutants in many of the materials used to build our homes. We also know that the air inside the average home is more polluted than the air outside.

According to the USGBC, homes and buildings consume approximately 72% of all electricity, 40% of primary energy use and produce 39% of all carbon emissions in the U.S.

Green homes and buildings significantly reduce energy use (25% - 50%), reduce carbon emissions (33% - 39%), use less water (40%) and produce less solid waste (70%) than non green homes.

In sum, we know green homes are healthier, more comfortable and cost less to operate! So what’s up? What is the delay? Why are we not demanding more green homes?

Personally, I think the answers are hidden in the habitual nature of our conditioned patterns of behavior. It took many years for collective public awareness about cigarettes to take hold. It may take us a while to catch on to the issues around green homes.

I know we’ll get there eventually--better sooner than later as far as I am concerned.

I can't help but wonder what future generations will think when they look back at us on the future equivalent of YouTube?

When I first started to read about Google Buzz the very first thought that came into my mind was:

Where the heck am I going to find the time to add another social media anything to my schedule?

I shrugged it off as just another thing to add to my 'To Do' list.

But then when I saw my little Buzz icon on the top left of my Gmail account, I thought, "Ah, it will only take a moment to take a peek."

That one peek turned into a session of learning about the Buzz, what the benefits are and how I can implement into actually making my social media networking more streamlined and more efficient.

I am a multi-tasker when it comes to social media and blogging.
Google Buzz is making it all that much easier for me to reach my followers in a more personal way.

When someone comments to you- it shows up in your Gmail inbox so you won't miss out on any followers sending you links or making a comment.

You can email your entries ( we will call them mini posts) fast and easy.

When you send your Buzz as an email, there is a link that shows up that either the recipient can read the Buzz you sent or they can click on the link to read it and comment back on the Buzz.

The Buzz will follow the comment stream.

Google Buzz makes suggestions to you about things you may like based on who you follow and what they are doing or watching or writing.

You can use it on your phone! Very cool!

You can post video and photos very easily.

Google Buzz will put your Twitter stream in, Picassa, Youtube, Google Reader and Flickr right into your Google Buzz.

You can view photos thumbnails in each post but also browse full screen photos from Flickr and Picassa. This is a great way to showcase your new listings!

No set up is needed to get started and you automatically are following the people you email and chat with.

You should have a Google Profile page. It is about time to get that task checked off your list.

The Ethical Dilemma of Strategic Walk-Aways

Owners that can actually make their loan payments, but choose to walk away, accounted for 1 in 4, or 25% of all foreclosures as of June 2009.   That was over six months ago, and the numbers have probably gone up since the initial studies (these data can be easily verified via a quick Google search). Strategic default is an ethical dilemma, and the discussion is burning up cyberspace.

On one hand, there is a moral obligation to honor your contract. If you owe more than your house is worth, one way or other you gambled on your equity and came up short. Maybe you bought at the top of the market, or took out an equity line of credit and bought some stuff; a car or TV, or maybe even another house. Regardless, it’s not your lender’s fault that your property value went down. After all, if your property went up in value you wouldn’t turn around and give the bank extra, right? If you buy gold, and it loses value, you don’t get your money back, you wait it out. If you loan money to a friend, and he loses it all, you would still expect him to pay you back, especially if he can afford it. The value of a promise doesn’t flex due to circumstances, or whether you are the giver or the receiver. If you can make your house payments, it’s the right thing to do.

On the other hand, are the banks responsible for some of this mess? Should they share the burden? Didn’t they sort of tease us into all these high-risk loans and credit cards? In the first few years of the Y2K decade, the FED, major lenders, and real estate professionals convinced us that everybody in America could buy a home. They made you feel foolish if you didn’t. It was like manifest destiny, your birthright, your duty. You could get a home loan if you had a pulse. You could qualify just because you said so, no matter if you could actually afford one. Lenders didn’t seem to care if you were truthful in your loan application. Certainly they knew they were making questionable loans, gambling on equity just like us. Aren’t the financial institutions culpable, too? Didn’t they practically beg us into this?

The survival of our economy depends on everybody doing the right thing. Imagine the consequences if all borrowers that owe more than their house is worth but can afford the payments choose to walk away, or if all the lenders call in all the notes on properties that won’t appraise for the full amount.

So, who gets the free morality pass? Who gets to choose what’s fair? Is personal credibility negotiable?   Is the golden rule irrelevant? Do we just step off when times get tough? Is this the new American paradigm?

Not surprisingly, real estate professionals are leading the charge in advising people to walk away.   Not ironically, real estate professionals were leading the charge 4-6 years ago advising people take on these same loans. Whatever it takes to earn a fee. Maybe it’s time for an industry gut check.

Boating Supplies, Towing, & More Lake Norman Info - West Marine

There is a great boating store in Cornelius, NC near Lake Norman called West Marine and they are currently having a HUGE sale!

Not only do they have boat supplies, but they have maps of the local fresh water lakes, boating safety, but they also carry guides and the boating rules of Lake Norman and North Carolina lakes. I often refer newcomers to the area to visit this store if they are going boating.

Mac and I have a 1 year membership and also unlimited towing because we save a ton of money when we buy boating supplies. We often go there for ropes, cleats, life jackets, sunglasses, watches, bumpers,and other cool lake gear.

Life jackets,bumpers, and ropes tend to walk off when you go to tie-ups frequently. We also have the boat towing because the boat is a 1978 Carver, so you never know when you'll need it! However, we've seen many newer boats get towed the last couple of years. Cross your fingers that you don't need it!

This continues to be one of our group's most popular events. Nancy DiGiorgio, co-owner of the Campania Cafe Italian Restaurant and Gourmet market, a cozy restaurant in the heart of Davidson, wants our group back for the tasting in February. For those who were unable to attend the prior months' events, I encourage you to read the comments from them. You will definitely want to be there in February!

I am happy to give our group the opportunity to try some truly excellent, but relatively inexpensive ($15-$30 a bottle) wines. The price for the event is $15, payable when you arrive, and in addition to the 5 wines served, a small individual appetizer tray with assorted goodies will be served for each participant.

The event is hosted by Mr. Ciro Marino.
- He is one of the owners of Campania Cafe's wine distributor, Vino Vino.
- He is formerly the chef/owner of the outstanding Campania restaurant in Pineville-Matthews area of Charlotte.
- He grew up in Los Angeles, working and learning in his uncle's restaurants, which are well-known in LA.
- Being Italian, he has lived in Italy for a good part of his life and enjoys sharing his knowledge of Italian wines.

Directions: From I-77 take exit 28 at Cornelius and go east (away from the lake) on Catawba Ave towards Old Statesville Rd. Catawba Ave ends at Old Statesville Rd. Turn left onto Old Statesville Rd and go about 0.8 miles and Campania Cafe will be on the left.

I have been to many tastings at this restaurant and I can tell you Ciro brings extensive knowledge and understanding of Italian wine making to the event, but not to the point where a wine novice like myself feels overwhelmed. Most attendees from previous events purchased at least 1 bottle, and I am certain this trend will continue as Ciro keeps bringing an excellent selection with him. The wine and food combined with excellent company make for a great evening every time.

I'm sure you have heard about the tax credit in the news or on TV. It can seem a bit confusing with the changes, but I would love to show you how easy it can be to get into a new home and get your credit before the deadline!

You have to have a contract by April 30th, 2010 and close by June 30, 2010!! Don't delay!
